Reducing your property tax liability of your real property asset, which lowers expenses and improves net operating income, which in turn increases an asset’s value or alternatively preparing your property for an opportunity for development through various entitlement mechanism(s).

Principal and Founder of JMR

Johnathan M. Razbannia is the founder of JMR Land Use Consultants. His practice focuses on land use, real property, and property taxation. He has extensive experience in local and state taxation, securing planning and zoning approvals, project entitlement, resolving land use and title issues, and assisting small to medium size businesses in day-to-day business matters. Mr. Razbannia is an advisor to developers and investors in the development of mixed use, commercial/industrial, self-storage projects, and multifamily properties. He vigorously advocates for his clients before the Los Angeles City Planning Commission, Area Planning Commission, Zoning Administrators, Building and Safety Commission, Board of Equalization, City Council, County of Los Angeles’ Boards of Supervisors, Orange County and Riverside County Hearing Officers and other governmental entities.

Mr. Razbannia frequently educates the public through radio broadcasts on key changes regarding property tax laws and topics regarding land use and zoning. Moreover, Mr.Razbannia is a lecturer for continuing education in the area of Property Taxation.

Mr. Razbannia received his Bachelor’s Degree in Political Science cum laude from the University of California, Los Angeles with a minor in Public Policy from the UCLA Graduate School of Public Policy and a minor in Education Studies. He then received a Master’s in Business Administration from Golden Gate University School of Business with High Honors.

While in business school, Mr. Razbannia founded JMR Land Use Consultants, a Real Estate and Land Use Company where he garnered his passion for land use and development. Shortly thereafter, he received his J.D from Abraham Lincoln School of Law and worked at Luna and Glushon, a prestigious real estate law firm. Mr. Razbannia is admitted to practice law before the state courts of California, the United States District Court for the Central District of California, and the United States Supreme Court.

Mr. Razbannia has been selected to be on the Super Lawyers Rising Stars List for several years. This designation is only given to 2.5% of Attorneys in the State of California. Moreover, he has been awarded the prestigious AV rating by Martindale Hubbell. An “AV” rating is the highest possible rating and means that he has been rated by his peers as “Very High to Preeminent” in terms of his professional ability and expertise, and as “Very High” in terms of his adherence to the professional standards of conduct and ethics.

Mr. Razbannia sits on the Board of Directors of the Bahar Foundation, a non-profit organization that actively promotes safe and smart driving through education, community outreach and advocacy. Mr. Razbannia has also been a licensed Real Estate Broker in California since 2006.
